Very odd from my point of view. 

Good point -- she might be telling the truth, but it sure feels odd. 

One way to better your odds is to find a partner and do this together.  

You will have the odd desperate seller like an American who took a mortgage on his US home to buy a property in the Dominican Republic and was counting on the rental income in the Dominican Republic to pay off his mortgage.

Oddly, you claim your lawyer sees it as a win for the NAR but you can't articulate exactly why only speculate.

What is one of your most odd STR guest interactions you've had? 

(For SF rentals, the odds are surprisingly low if you are managing your business properly.)

Rentals are obviously not as crazy as peak COVID times, however even in winter we're still having most weekends booked out with the odd midweek booking here and there. 

Sure, they play pot odds and ensure they only take on good cases.So... it depends on your W-2 hours spent... and your tolerance for pain (risk).
