Hello everyone thank you for taking the time to read this and hopefully give out some pointers and or correct me I'm wrong.Fist Step - I buy a duplex cash we call this property A- $60K brings in $900 monthly ( Now I got the itch and want to get more )Second Step- Go to the bank and get an LTV ( probably will get around 35-40k , that's what I'm thinking)Now with me doing this second step I would have a mortgage/payment to the bank on property A with I say $350 give or take.Third Step - Go get Property B put in that $25k as a down payment on a $100k property and now I have another mortgage of $75k to deal with ( while this $100k will generate me $1200 though)..

Hello,I am an out of state investor and started to investing in Las Vegas from California.I purchased my first rental property SFH and cash flowing around 138 a month without PM( I should have factored in PM before I ran my numbers but I didn't ) Anyways, I am itching to get into a second property, but since I am a self employed person ( I own my own fitness company) my debt to income ratio is capped ( self employed = look poor on W2) I bought Brandon turners book how to get into real estate with low to no money down, and looks like my best option is OWC.

It’s just really far away from my way, so it annoys me.In other non real estate arenas, I have mutual funds both in and out of retirement funds and I don’t see anything to tweak there, I am satisfied with the performance of all of that.What I am finding is an itch to make something happen to turbo boost my household cash flow issue.
