I had to call multiple businesses looking up google reviews, check availability, get quotes then schedule.

My favorite calls are from prospective clients who have been with another company - they know what matters to them and I know a lot about how the relationship will go, based on what they've experienced with another PMC. 

I would suggest calling them and asking for their redemption process, and take DETAILED NOTES. 

As Stuart noted, I would call these less red flags and more things to understand.

Yet another reason, (albeit not in the top three) why all rental property should be in an LLC with a wife or child as a partner (even .1%) so as to file the Form 1065.Number 1 is liability protection, Number 2 is privacy, Number 3 is ease of transfer for estate planning, Number 4 is possible sale of the LLC to conceal sales price (also called drop and swap), Number 5 is having a single entity for financial reporting, Number 6 is brand identity.

On paper numbers and in reality numbers are completely different. this is because with riskier investments you have higher chances for evictions, maintenance issues, management calls, non payments of rent, damage to property etc.
