I can't comment on SE taxes for employees, (my kids are young and I pay them less than the magic $600/yr each) but shouldn't you be filing a 1065 for the LLC and an 8825 for the rentals instead of a Sch E?  

One of the biggest misconceptions I see from beginners (I'm guilty too) is that you set an ambitious goal & then search for the magical city or the MLS listing for a property that matches your goal.Best motto I heard from my mentors "Great deals are created not found." 

I was hoping for some magical, unknown way in which something like this would work.

I'm not a lender, but it seems when the powers that be magically increase the interest rates- for a lender- that's just extra money without an increase in the deal or lender risk.
