You make a good point to check for complaints or arrest records regarding the previous owner. 

They've had no additional arrests AND they let you know up front?

I don't understand why he wasn't arrested for trespassing.

"I'm just learning" isn't an excuse for breaking the law and if you were arrested for a crime it certainly wouldn't be a defense that helped you at all.
