I'm gonna start going to the local BP meetings if they end up on my off day, and from time to time host things at my house or local bar and grill. 

@Frank LeoneEven though some of the people grilled you on your question, I am glad you asked it! 

Did they grill you extensively on experience (i.e. would a couple of successful projects be adequate).....or are they more asset/repayment based on the qualifying as long as deal is 80/20?

Isn't this a chance to inspect your property, and aren't you glad they're calling to keep it in good repair, instead of having a stove break and they start grilling in the kitchen? 

If the 6 unit were mine, I'd think about having (2) metal pick-nick tables, a matching trash can, (2) pole mount charcoal grills and fire pit, with a shrubbery border to make the area its own space.And for residents and their visitors this sign.

It cost maybe $25.For the BBQ, we just used a basic propane grill from the Home Depot (you can get a 5-burner for $149-$199 when they go on sale).
