What do you put in your lease now?...

What do you put in your lease now that you have been a landlord for some time? I am always adding something to it, live and learn! The most recent lease I added: Tenant must maintain lawn and outside of property...including but not limited to. Mowing lawn, weed eating, weeding any landscaping, maintaining gutters. We had a tenant request we power wash the house because it was dusty, he would mow but had foot tall weeds everywhere, and let all the landscaping go to crap.
