@Christian Mano,Here are the places I look:Loopnet and Crexi for commercialMLS (I have access) Open listing sites  (Zillow, realtor.com, etc.)Inventory list from brokers.Many companies and brokers will let you view their active inventory on their website or offline.

@Christian Beebe You're saying you spend $150k on average per year with credit cards for expenses on income properties and you're able to pay-off on average 95% of the card balances each month leaving 5% exposed to being charged interest each month

There probably is a grain of truth in what Christian has cautioned; however, if you do have business experience the project is probably not one to pass up either without further exploration.Scott's advice on the inspection is sound, and you should in fact personally attend the inspection yourself.Before you do that, however, consider this.
