Also, both Arvada and Wheat Ridge allow Airbnb rentals, even as investment properties (laws could change in the future though), but that is another strategy that could cash flow well if managed properly since Denver metro has really good tourism in the spring and summer months.

@Brendan Bracken I was looking at apartments for law students (I’m a realtor) towards the beginning of the pandemic and inventory was incredibly low!

@Brendan Bracken I would start by reaching out to a few property managers and agents in that local market, they should be able to give you a better idea of what to expect.

These is a wealth of knowledge in the Denver house hacking community and, even better, everyone is eager to share what they have learned- the good, the bad, and the ugly :)If you are wanting to HH and use Airbnb as your main stream of rental income, start focusing on the Wheat Ridge and Arvada areas.

I spend my time in Blue Ridge area as well as Forsyth/Fulton county so we're not too far from each other.
