My advice is to try to define what you want to focus on (flips, rentals, etc.) and then work from there.

Maybe you should define Southern MD,  because I see some people referring to places that I wouldn't consider to be Southern MD.

The IRS defines a repair as something that keeps your property in good working condition without significantly adding value or extending its life.

MO has a pretty well defined zoning laws and regs.

The property is in Barnum here in Denver, up and coming neighborhood with a lot of flips happening and it's really close to downtown, the bronocs stadium and easy access to anywhere in Denver.
