We do enough business with Home Depot, our flooring suppliers, paint suppliers, etc. that we get heavy discounts on everything else, but the turf just hasn't been cost effective thus far.I've done and arranged installs in Australia before, and while it's not my favorite thing to do, I've seen some million dollar homes around that have put it in and I must say, it really gives the house great curb appeal and pops more that other others in the street.

But he worked for an Engineering firm in Saudi 3 months on & 3 months off, so he was extremely well financed.Having been back to Australia 2010 & 2011 where a bungalow in the city can run above $750,000 I can't imagine making buy & hold viable.

:wowie: If, in Australia, I default on a mortgage and the bank sells the property for less than the outstanding balance, the bank could (and generally would) pursue me for the remainder for years to come. eg If I default and my mortgage is $250K, but they sell my home for only $200K, I have to keep paying the bank until they get their $50K back.
