Not to mention you could face some SERIOUS penalties if it was your fault as an interested party that the sale went through because you did not utilize proper due diligence.Based on these concerns that I have witnessed first hand happen as a Debt Collection/Bankruptcy attorney, I recommend you consult with no one other than a local, licensed attorney who is also licensed to practice before your Federal Bankruptcy courts for a thorough analysis of your risks and liabilities.

Once the notary witnesses the seller signing everything, they give the seller the cashier's check and send the signed docs back to you and then you send the deed in to the county for recording.
