For multifamily, the comp is trend and cap rate trends.SF trend is going up nationwide.MF trend is going down nationwide.SF is not rate sensitive, MF is extremely rate sensitive.So strategy really depends on time AND location.IN 2025 I may invest at Multifamily.BUt in 2023 I would do Single Family.But then I live in California, so I would do Single Family day and night.
