I would accept that if that tenant paid for 16 years without a turn over.. that's a nice run.. turn over kills landlords..

I know that sounds high, but these houses new sell for upwards of 360k, so we are hoping it's worth the investment.We have studied the info on auction.com and know that our 5% earnest money will need to be wired to the bank soon afterwards if we get accepted.

I had a 5 unit on month to month and after a major costly repair (water issue) 4 of 5 units gave notice in December so I had to accept much lower rent to fill the 4 units.
