You can do postcard programs, driving for dollars but that is a significant time investment.I continue to filter all properties below a certain price points in areas I wanted to own. 

DSCR no income no doc is the best route to go and rates are competitive with full doc programs .

Are there any programs that will allow us to refin our home.

The house's electrical system seems to be functioning properly, but given its age, we're wondering whether it would be beneficial to replace it entirely( I.e update the whole electrical system) My question is this: Would installing a new electrical system increase the value of the house and make it more appealing to potential buyers?

They are buying flips, ADU bonus program, extensive value adds (near development efforts) mostly purchased off market. 

I believe it is more common practice for your local bank’s commercial programs to only offer 5-year terms on 25 year ams.

I would highly encourage leveraging a DPA program.
