From my own research and consultations with lawyers, accountants and cross-border specialist the LLC entity is not the recommended choice for a Canadian citizen.  

I had some great contacts there and a few that were very poor bordering on , well not even boarding they were criminal intent folks...

Me being self employed on both sides of the border the taxes are similar, based on my situation of course.I actually file taxes in both countries, although unlike the US, non resident Canadians are not required to, however I own several rental properties and must file income that these properties produce, albeit there are procedures that any experienced accountant can advise that you pay on net income and not gross, to minimize.Saying this, being taxed in the US will be slightly lower for me, I can report back in a few weeks a more accurate comparable as I am in the process of doing my taxes.Finally, I feel I should comment on the discussion on the CDN dollar which has dropped significantly since the start of this year....to me I am looking at this as an opportunity.

If you get this from just any source, make sure that the printed document conforms to the recorder of deeds restrictions (they have mimimum requirements for margins, borders and other document features); a title company should be aware of those recorder's rules for the document features.

@Eliot Adkinsfrom what I remember most off campus housing at OSU was so deplorable, unsafe and the rents so high that parents would do anything to get kids into new nice buildings and out of the old buildings barely standing with on street parking on the border of the crime ridden ghetto neighborhoods.

It'll probably develop eventually but it's a ways off, unless we're taking about the area that immediately borders Crown Heights/Bed Stuy.

The area surrounding Forest Hills is pretty reasonable.American Village - Just west of Duke's campus, large 80's-90s era family homes and the area south of campus bordering MLK but before you get to Hope Valley for affordable 2-3 bedroom houses on big lots.

Also, some 'feeder/border' towns are very reliant upon a particular type of manufacturing. 

Jason,The property is located on the Central Falls / Pawtucket city border.

The neighborhood borders very upscale Miami Shores and rapidly gentrifying Little Haiti.
