Quit Claim Deed Agreement

Hello, I am using the Quit Claim Deed strategy wholesaling a HUD Property. Basically, the buyer and I are both on the contract and I am going to quit claim him the deed at closing for a fee. Does anyone know where I can find a simple agreement saying that for "x" amount of dollars I will be quit claiming the deed to the buyer?
