My property manager has started eviction on the two non-paying tenants, but honestly I can't shake the idea that all of this happening at once was not a coincidence.

The biggies (read, "expensive to fix") are:1) Severely Clouded Title *2) City/County/IRS tax liens and/or special assessments*3) Mechanics' liens *4) Soil contamination5) Bio-hazard6) Roof (watch out for multiple layers and shake shingles!)

However, I can't seem to shake the feeling that it is an underestimation of my potential to go into a partnership with a 55-45 split.

I think faith has just been instilled in me and it's something I can't shake! 

Astroflipping is going to shake it all up (like every other industry is being turn over, if you think RE is different I would love to hear how). 

I don't know where it will all shake out. 

I never give those values and make the buyer do all due diligence but some of them live a dream world no one can shake them out of.

I think there will be a lot of changes around the rules in the coming years and will be interesting to see how it shakes out.
