SO $11,000 profit if we pretend that there were NO HOLDING COSTS (taxes/i nsurance/utilites) and NO interest owed.  

So they run around pretending to know all about homeownership, while themselves stuck as being tenants. 

Pretending to have no time is sure disaster no matter whether you invest in RE/stock market or play black jack in Vegas.

Shouldn't matter about the states (check with your insurance agent) my concern is that you own at least 3 rentals plus most likely your own home... scenario... each property is insured for 250,000 the values are say 150,000 each (pretend numbers) you have a tenant fall and break a hip (yup this happens) they sue you (this happens also) at the end of the day the jury awards a 500,000 in damages, so your policy kicks in for 250k leaving 250k on the table... pop house one... 150k leaving 100k to pay... pop house 2... they find one in your portfolio worth about 100k... now you are with 2 properties (again fake numbers) your home plus one rental... and your insurance rates just went up... with a million umbrella (250k per property, right?)

@Drew Francis don't know the KC market so wouldn't pretend to be able to comment on the specifics of any area there.  

OR, they call you when you put out a deal pretending real buyers; and/or worst they put out your deals pretending is theirs with their fee on top. 

Not useless you pretend to a charity and want to go to jail for falsifying documents.  

Just go with the facts and pretend this was a friend's project.
