I went down the wholesaling rabbit hole and decided I wasn't a fan, explored creative financing compared to my personal risk tolerance and logged it away for future potential use, found the BRRRR method and read just about everything posted about it.

In most markets and neighborhoods you can establish a pattern but in markets like these it becomes completely subjective by using the extraction method.

Curious to see if more experienced investors use other methods so will follow this post in hopes of learning from others as well! 

Unfortunately, you aren't able to choose different methods when determining basis.

Is anyone able to answer which is method is the cheapest.

I now plan to purchase a property here in San Diego that I can rehab and house hack (through buying a multi-family or building an ADU or another method).

Sorry I've absolutely combed forums looking for the catch in this method and I can't seem to find these specific answers..BTW, thanks SO much you both are insanely helpful. 

@Mackal Smith this is a brilliantly elegant plan to attack your daughter's student loan debt!

I think it is a great long term strategy.However, I am also a value investor and I follow Warren Buffet's methods and I only buy when I see value.
