What can be touched up can't be an entire room repaint and then charged to the tenant.

You'll have to re-paint it sooner than 10-15 years so I wouldn't worry about choosing a paint that will not dated in 10-15 years.To me, white is neutral but also so institutional-like and a paint with more color in it will make it feel more like a home for the tenant.

Per my understanding, eggshell is somewhat more impact resistant, however when comes to repaint, entire wall has to be repainted; spot touch up can not be done.On the other side, flat paint is less impact resistant, marks can be easily left on the wall, however, spot touch up will make it look new; somewhat a cost saving at end of terms.What is your preference and reason, if you don't mind sharing.

Most of the houses have wood exteriors and are painted in lead based paint, so when they need painting we plan to pay the extra money to have them scraped down to wood, sealed, and repainted.

I never charged a late fee (I know it was my fault for not charging) but I asked them to gradually start paying on time again and they simply said they could not... and on top of that I raised the rent and they saID they would not pay the increase until the property was updated... so I decided to evict them... the problem is... they say they are owed their deposit and their last month rent... they claim that they were paying on time (I have text messages showing they were paying late) and that they want their security deposit back (the house was in horrible conditions when we got it back) to start off... the front door was supposed to be replaced by them because a fireman had to break in because her mom fell and could not get up... then when they were evicted they left a 20 feet by 5 feet high pile of junk outside the yard... they took the locks off the side doors and a door inside my master room, they took a fan from the family room... they took some of the light sockets, they never repainted a black wall in the bedrooms and an orange one in the family room, they took the door off the pantry (not to mention it's literally black of how dirty it was) the new shower I made is now black!!!!

The couple smoked for 30 years and have tried everything such as kilz, repainting, cleaning the air ducts, charcoal,  cleaning carpet, vinger...etc you name it.

Every few years the unit will get a full repainting just to keep the paint fresh so I don't think the patching will get too out of hand.
