Cal@Darrell Shepherd you are right, I need to factor in vacant, repairs, management, but they are SFRs so tenants are paying for water,power,trash,gas, etc.

So my ques is should I get a temporary power of attorney, Also realtor suggest that since I have done everything right on my end, its on them and I can close in 6 to 7 mths when I return is this poasable I would be Ok with it, on the other hand I slightly wooried about property basically being abbondoned for the next 7 mths suggestions please

there are some disadvantages to this sometimes on your basis in the property for taxes.As to how you can legally sign leases etc now, get a limited power of attorney to handle all legal matters concerning that property.

Getting someone appointed with sufficient capacity, powers and authority to borrow or sell as executor, administrator (or special administrator) can easily take 5-6 weeks PLUS one to four weeks getting the signed order back from the court!
