We consulted our attorney and per NY State Amendment to the Rental Laws (July 2019), tenants who have stayed as long as we have are to be provided 90-days from the time of notification to move out if rental increases are greater than 5%.

sure it requires more disclosures to be signed like FHA Cert/amend that needs to be signed by all parties and for older buildings you'll need Lead based paint (LBP) disclosures signed by all parties and these arent physically hard things to do but it shapes the perception of the seller of more perceived risk if there are no professional lenders or agents present to explain and massage these forms in the psyche of the seller/buyer conversation.Are there repairs to FHA that make it more difficult ?

Some escrows will require that you do an Amendment to the contract where the seller acknowledges the buyer change.

@Peter Ricca the credit was your first red flag, it is almost always more important than income, if it were one or even 2 more animals I'd try to collect additional pet deposit and amend the lease but 4 is too many, I'd wait until the moratoriums are a bit better and inquire about the pets.

On the plus side, you could add an amendment to a contract stating the maximum insurance you would need to have in acquiring it.

As I say ALWAYS read the lease and any amendments while hopefully in LOI stage before you start spending money negotiating the PSA.

If there is no late fee, there’s also the option to amend the lease for Sept 1 putting in a late fee starting on whatever day you want and potentially a daily late fee starting after that.
