Was just on my monthly mastermind call tonight and one of the guys has a property for sale in a lower level neighborhood (not D, really an ok C) because he was tired of replacing HVAC units from them (or the copper in them) being stolen.

Account ClosedThis is a common scam and it happens all the time.My rental listing was stolen and the suspects scammed a lady for security deposit.  

If you are too dogmatic about the 2% rule it can lead you into some war zones that look good on paper, but don't turn out that way when you're tenants don't pay rent and then wreck the property and then it gets broken into and all the copper gets stolen... ask me how I know these things...

Most of the library copies had been stolen because it was about the only book on the subject at the time.

I became an absentee landlord, and did (what I felt was) adequate research to select a good Property mgr. 10 months later, I was left with a destroyed house (+3000 in repairs), stolen appliances, and angry neighbors.

ONE WOULD GET A CARD THAT SHOWS THEIR RENTAL PROPERTY ON THE FRONT, THEN YOU OPEN IT UP AND IT SAYS "SORRY FOR YOUR TUESDAY, YOU AC WAS STOLEN.

NO ONE ON THE INTERNET.and NO ONE makes 2k to 2 mil loans.. that is again not real and totally laughable.. but good instincts to not lose 225 bucks and or have your identity stolen... what an epidemic..  

She has a buyer that lost an offer on a house because her identity was stolen.

It's very unlikely (when we see units broken into, often nothing even gets stolen,) but from a security standpoint this is something you would want to look for.Let me know if this helps!
