Plus, as you're going through the house you can see if any rooms need repainting, maybe the house is messy so you can tell them what they need to put away, move, etc.

Also add in some things that will have to be done between every turnover (repainting, for example) Do not use the seller's word for these things, as I'm sure you're aware people tend to discount their own time/hours spent.

Most of the time most problems buyers find with homes are cosmetic or an easy fix such as re-painting a room, swapping out some plumbing fixtures etc. and are very easy to do.

Paint and carpets could be considered repair and maintenance (opex)  if the complex is large enough that they repaint and carpet a known number of units a year.
