I thought id post a little info about my local area and what im hoping to find or establish in my market. I live in salisbury, md. Its a city that has student housing, sfh, multis, apartments, and plenty of opportunit...

in eastern mass the only areas that will cash flow are in the tougher cities with higher crime...i find that cities have nicer parts and thats where i focus bc tenants will seek out those better streets/areas...in these tough cities my strategy is to rent soley to section 8 tenants in these areas bc the section 8 rents are more than market rents and these tenants tend to stay much much longer...i have never missed section 8 rent in 5 years, even during evictions!

I've been looking to get a first primary residence near DC to stay close to family on the Eastern Shore and own my first place + have a good investment (I just want to wake up in a house and know it is mine...like that feeling of being an owner & knowing tenants are helping pay down the investment).I want to live in one unit and rent the other units out (to cover the payment), though I could cover the payment at any time for a couple of years.I've heard good things about Herndon (I saw it is close to Dulles Airport which is good since that isn't going to go away), but those prices are a bit expensive and worry me especially with everyone synonymously agreeing that real estate prices are at all-time highs and inventory at all-time lows.

Over the last few months, I've seen a slowdown in the market here in eastern MA.  

I am looking to invest in fix and flip and multi family rentals on the eastern shore of Maryland.

I'm trying to get involved in real estate and currently renting right now I live in the eastern part of lancaster county Pa.
