I had a tenant that claimed they were fine with showing the house but they went and put in an illegal alarm and then refused to let any agents in...we started eviction process immediately...my first...the seller's agent offered them $3000 to move but  they wanted to stay for free till their lease was up and then collect the $3000 ! 

I think the price is attractive -- even alarmingly low.  

We had these fire door closing hinges and while a determined thief could figure out how to get them off to me it wasn't readily apparent.Also before changing check that making it inswing doesn't create an issue like swinging into the stove.

He shows up immediately when my tenant leaves according to the time stamps on the camera and the one time he did get in a winfmdow and triooed the alarm.

Not to beat a old horse, but 13k is alarmingly low.

that said... the crime stats are alarming in greater vegas, the economy seems very flimsy, 50% of casino economy dependent on international tourists, and the competition seems to be fierce for "sub-prime" renters.I think there are still a lot of smaller Tier 3 type markets all over the west (including in Nevada) better than vegas.... but vegas does have the allure.. like a casino enticing you into a game it knows you cannot win over the long term:)   

Without CapEx and Repairs their expense ratio is less than 30%, which sets off alarm bells for deferred maintenance, particularly of the well and septic. 

Poverty and crime rate- I think Account Closed insight into the petty thief and break-ins is pretty spot on.
