I was about 10%-12% response rate on yellow letters but spinning my wheels because of all the tire kickers.

We work with a number of them that use our software to dynamically price their short term rentals (in the same way that hotels do).Several others include MyVRHost (www.myvrhost.com), TurnkeyVR (www.turnkeyvr.com), Guesthop (www.guesthop.com), Proprly (www.proprly.com), etc.They are a spin on the age old business of vacation rental property management (who you would hire if you had a vacation home in Vail or Lake Tahoe), but are more efficient, lower priced, and more tech savvy, generally.

Other wise, you're just spinning your wheels and changing addresses for no real economic benefit. 

Considering the fact that its right next to RiNo, where you can spin around in any direction, throw a rock and hit a brewery.

Agents are the ever optimist when penning a listing and use almost as much cliché & spin as a political speech writer.  

It's not without stress and there are days I feel like I am spinning my wheels.

That will give me hope because right now my head is spinning with all the Real Estate lingo folks use. 

Check out the marketing spin from the lender website where the rehab that hasn't happened is referred to as if it's completed and partially rented.

I would appreciate any input as to whether this seems like a good deal or am I just spinning my wheels?

@Julius Lewiel @Markese Clark since you both are starting out, and I know I covered this somewhere in this very long thread, you need to know with 100% focus and clarity your "WHY".I strongly believe it is very important to educate yourself on the many niches in real estate such as flipping, wholesale, BRRRR, multi's, storage, etc.However, if you don't know your "WHY" or the reason you want to be a real estate investor, you will, and based my own experience, spin yourself in a circle and get VERY frustrated.As a CPA I was working 100+ hour work weeks during tax season.
