The proximity to Seattle definitely sounds appealing, but if I have to hop on a plane to visit anyways it might not be such a huge benefit over investing in the Midwest.

Are you planing on using cash to purchase ....if not - get some solid  options in place  that are  viable  to use for land or " run down"  properties 

@Jack Gibson   Jack pre 08 was a nightmare in almost all asset class's  plane and simplethe last run up I had was the 350 units we bought post 2010..

I've logged about 50k miles on planes in the past few months and have downloaded and listened to most of the ones that are in line with my investment strategy (buy and hold, landlording, financing deals, etc.).

I am planing to buy a house there and may rent it out after purchasing.

What management company are you planing to work with?

Or if I told you that I have a bunch of airplanes. and I will tell you 2% of these planes will reach the destination and the rest will crash and burn.

The investors risk tolerance , their budget consideration , are they looking for a contractor with better communication and management , or are they looking for a contractor who can give better price but ok to bear with communication problems , are they planing to rent or are they planning to flip  .
