Jacob Irving The market is tough in SoCal similar to San Jose as others have mentioned .Definitely a speculative /development /flipping market nowadays versus a buy and hold cash flow market .Those that are doing well with rentals bought years ago before the big run up in prices or they inherited properties from family and have them paid off so they can live off the cash flow .You’ll want to have enough money for reserves to pay for maintenance and repairs and not be stretched to thin.I’d focus on earning income and saving .

Lots of people are upgrading their homes vs buying new, so there are lots of brand new leftover materials selling at half price nowadays in bigger markets. 

First of all, its hard to find a real good deal on MLS nowadays and when you find one, there are always multiple offers.

Talk with the local building and assessor's departments.Second question is whether the septic system (if there is one) is sized for 4 beds.Third question is whether the seller erected a bunch of walls to create the extra beds. 

I used to dread coming to my W2, but nowadays I come with an air of excitement because I know its a temporary thing which will ultimately help me get where I want to go.One more thing - I have stopped sharing my aspirations with people who are not entrepreneur-minded.
