There are exceptions - it depends on the size of the bedrooms, layout, neighborhood, etc - but 4 bedrooms appeals to more people and usually commands higher prices.

Bear in mind also that even a very unappealing out-dated look to the house can be enough to turn off a lot of buyers and create an opportunity for you to buy at a good price.In a nutshell, you want to find a distressed seller/property, then make the improvements in order to command retail pricing when you go to sell.

Blake, We don't know the size/condition of the property....but even 2 BRs in that area can command that type of rent (I've seen them $1250 just a few blocks north), and a 3BR is definitely in that range.

@Brendan Harrison, Figuring out projected income for short-term rentals... since realtors can be a little optimistically misleading in regards to what a property would command on the rental market, is there a way to calculate this if you don't have the actuals/T-12, i.e. the property wasn't previously used as a rental?

I've negotiated some and the last counter was a sale price of $515,000; with 20% down ($103,000), and seller carry financing at 5% interest rate amortized over 30 years with a balloon at 5 years.The potential with the property: the rents are 40% below market, the office space could be turned into residential and command steadier rents at about 30% more - that would cost about $150,000.
