That is why taking on smart debt makes sense in the beginning because if you saddle yourself with high debt and mediocre properties than can crush momentum for over a decade building wealth.Now Ramsey could have been mentioning those that bought (AT the top of the cycle) and went heavy into leveraged debt got crushed and that might be true.

Some economists estimate we are some 5 million housing units behind the demand.Home building recovery is just now gaining momentum, but is not expected to catch up to demand until something happens to dampen demand in a major way.So, you need to examine housing valuation to see what is driving it: supply vs. demand or is demand being stimulated artificially by availability of lending like it was in the run up to the crash.Hope this helps ...

In the medium tier, we might expect to see between 20 and 35% before prices stabilize but the highest tier could see (in the most extreme cases) 60% loss in average value over the next 24 to 36 months.It should also be pointed out that there will most likely be a drop below what the real market value of these homes should be in many areas as the momentum will carry prices down past where the real bottom should lie.
