He's the only one on the lease agreement.But he had always been (or at least coming across as) genuine, hard-working, trustworthy, respectful, and had always been communicative.

I'd start taking a genuine interest in what other people are doing, where they're bottle necks are, then try to decrease those bottle necks.

By having genuine care, a vast knowledge base and good intentions at heart you come from a similar frame as Bobby Axelrod in that scene I shared at the beginning.

Agree 100% with @Cornelius Garland, As a wholesaler, it's important to ensure that the seller genuinely needs your service and that your offer is their best option.

I want to network and meet great genuine individuals as well as be of help to people even if that doesn't mean I get the profit all the time. 

Most people won't fill it out, but those who do are often indicating they are serious and professional tenants with a genuine interest in your space.I agree with @John Teachout that you're not able to turn them down solely based on social media.
