Unsure if it's climate related or just the zoning issues mentioned above. 

There will never be a shortage of people wanting to live in warm weather climates.

In a northern climate?

Populations and economies big enough to support a healthy rei climate, but small enough so that values are not artificially driven up too fast.

If not, there are some great up and coming neighborhoods outside the downtown core where acquisition cost is low enough that you could get away with BRRRR margins - just expect to leave money in the deal no matter where you buy in this climate.

I have to tell you up front - there are no legit deli's or bagels here :) But other than that Atl is hard to beat for cost of living, climate, and investment opportunity. 

I don't know if your Bigger Pockets group would like to here my take and advice to sell all properties owned in San Diego and invest in a less desirable area (Climate etc...) than our beautiful sunny California. 

What's the political climate....landlord friendly or not, rent control talk, tenant friendly or not?

Be weary in this economic climate getting into STR.
