Never take on a job (ANY job) with an open-ended budget that you don't understand well enough to metric and manage... especially when you're dealing with a low bidder who may be less than fully trustworthy (Which is what an unlicensed, uninsured contractor is by definition)

@Mark ShaffarThere is definitely also risk with lending just ask Jay but a lot less property specific risk if you are lending to a good operator that is trust worthy and giving a PG.You can reduce the risk but I don't think its even close to being low risk.
