Hello MatthewIf you are not opposed to cleaning up depressed areas, there are a ton of cheap properties/foreclosures in Valencia County, NM  Los Lunas is showing promise of turning around they have a progressive city government, is an easy place to earn your keep.  

Hedge funds were buying housing heavily in 2010/2011/2012 when prices were extremely depressed.
