SF, Duplex, MF who cares, buy them all as long as the return is what you want BTW, duplex does not necessarily NET much more than a SF as you pay water/ sewer and all yard maintenance and snow, Its ALL about NET not gross incomeGood luck  Agreed with Bob,Another thing to mention also is "to leave no stone unturned" when it comes to sourcing deals.We have been buying in Toledo for 10+ years now and still find undervalued properties in decent areas on Craigslist.Many investors turn to the MLS and realtors.Nothing wrong with that but in today's economic climate, it pays to go a bit deeper.Craigslist, Yellow Letter campaigns, Local Facebook groups and even wholesalers.Much success
