Yes I should have looked through the forum for this question already, but I sometimes like to do a new post in case there is a more recent or new advice, and maybe if it hasn't been asked in a while, it could help someone new who is browsing.

Browse the forums on topics of interest, listen to every podcast you can find - BP money, main BP podcast, Real Estate Rookie, On the market.

In regards to finding cash flowing properties and improving your cash on cash return there are numerous posts and articles posted here on BiggerPockets about markets in the Mid-West that will provide these returns.Take some time and browse the articles and posts and you'll find what markets interest you and then you can start digging and doing your due diligence.

While browsing Roofstack, https://www.roofstock.com/investment-property-marketplace I got my hopes up for a multi family (2-4 unit).

If you haven't heard of these strategies, I'd suggest browsing the forums here and spending some time on YouTube.

I was just browsing Upwork, that may be an option for us too!
