Just have the tenant sign a lease amendment acknowledging the trampoline is theirs, that they will remove it upon vacating the property, and that you are not responsible for damage to it or any injuries from it whether they be the tenant or a guest of the tenant.

Rather than pay hefty depreciation recapture tax, can I amend last years return to take less depreciation?

They may be able to amend the current policy (rare) or will have to write a new policy for the tenant occupied situation (normally a dwelling fire or Landlord policy).  2.

You will likely need to amend the sale agreement so that the furnishings are not being sold separately but included in the cost of purchasing the property.

Wouldn't hurt to send a written amendment clarifying that amenity appliances are provided "as is". 

Judge would dismiss it maybe, then we would have to amend and request the federal courts to lift it. 

It has absolutely nothing to do with making amends for our screening process (BTW:  the only tenants we have had to evict where inherited tenants).  

Change contract last amendment: get existing tenants out before closing.
