The reason is it can be very messy and often their quality is really bad.

But I don't see any problem cross collarteralizing them other than it gets a bit messy.

You can try to enforce the lease but it can get messy in a hurry.

The unique/ messy off market deals are where the most opportunity is in this business.

That could get messy.

Most of the time it's gross & messy with various random holes in walls, broken doors, broken windows etc...It's rare, but sometimes they go totally ape s*** & do things like put concrete down the toilets or turn on a tub & then abandon the property while it's still on. 

Cutting into the plaster & lathe is messy & random pieces falling & hairline cracks appear quickly.
