Facing My First Eviction

I’m facing my first eviction for non payment as a landlord. Do tenants almost always trash the property if they’re being evicted? What have your experiences been like?

The property is in a B+ neighborhood in NC. These were good tenants in another property according to my PM, but they’ve come into financial hardship. I’m biting my nails not knowing what to expect.

@Jordan L.  I would talk to the tenant personally if possible.  Not to say I'd stop the eviction, but a PM's job is to manage, not just send the file to the attorney, you could do that yourself.  Since the PM won't do it, call the tenant and explain the process and ramifications of an eviction. They might leave on their own or for a little cash or they might tell you to take a hike.  Then I'd find a new PM.
