Hey BP community I'm new to REI how i have 2 choices to pick to start investing

1.) A 3 unit with all 3 units occupied.

                            -OR-

2.) A 4 unit with no tenants but need about $10,000.00+ worth of work done to it.

I would take the 4 unit hands down... but that is just me and I know the rehab side of things. The 4th unit means an extra unit producing cash flow. The $10000 worth of work means you should be able to get the property at a good deal, and after the work is done, the property should be worth more than the 10000 you put into it. Plus, if it is completely vacant, you should be able to get the price to be even lower and you will have the opportunity to pick your tenants and not inherent bad tenants.
