Ditto what @Greg Parker said, great range for AL, especially bigger areas like Birmingham, just be wary of getting too rural.GA will be applicable in most areas except for around Atlanta (very competitive right now) but if you can work up to the Carolinas, I would highly recommend.

If you want zero time and want passive then I would recommend total hands off and you can do that in markets like Birmingham, KC, Memphis etc and buy turnkey done for you and 100% hands off.

There are great deals in Alabama (Birmingham for instance) but you need to be there because despite the fact that there are tons of properties on the market, there are very few that you can call "great deals" and once they come out on the market, you got to be ready (You snooze, you loose type of thing) If you made yourself familiar (I mean really familiar - cost, rent and rentability, quality, etc) with a good area of investing, your knowledge could be a gold mine to investors.

at first they just stole some copper from the AC but last night they pulled copper from hot water heater and the whole house is flooded.I'm thinking about installing a monitored alarm and just use that as a selling feature when i sell it.any advice would be appreciated.Hi Stephen,I had a similar situation with a house in Birmingham, AL.
