Every once in a while, we get the type that is asking if they can put in a ground-in-place granite slab floor after the tenant leaves a dime-sized stain on their carpet, and pass the entire replacement cost to the old tenant.

These are porous and take stains which are almost impossible to remove.

I don't mean I'm scared that it smells like pee that I don't want to buy it in a matter of fact I know that it'll scare off most people, but I have read threads on BP from rehabbers who have purchased smoke filled homes and animal smell stained sub floors that no matter what they did, they could not get rid of that smell.

I personally don’t care when a sheet is stained or a light bulb is out.

Also appears to have stains on ceilings so I am assuming roof leaks - roof replacement.So new kitchen cabinets, countertops and appliances, new landscaping front and back, new bathrooms (2), new roof, paint interior, exterior, repair eaves and exterior wood facia damaged, minor stucco patches, new electrical and plumbing fixtures, new flooring (tile in kitchen and baths, carpet in bedrooms or wood vinyl), and minor misc.-  total should be around $35k to have a very nice remodel. $30k if the roof is OK.
