The first thing I always tell everyone is to make sure you have your goals and visions laid out.

I'm Currently Active duty Navy in the Hampton Roads area ....I'm fresh in the world of investing but I've always wanted this since I was 17 years old and the Carlton Sheets era was bombing lol but money wasn't the motive I've worked house and help my dad around the house and that feeling of ownership and knowing that taking an eye sore and making it your vision is one of the besting feeling ever.

But yes, if there's a vacancy, it will hurt.Also, I have visions of giving it to my kids if they want to go to school in NY. 

You have goals and a vision different than your family.After you get in, you can clean up the place, make if feel like a home, and hopefully make your mother feel better.

I'm currently looking for next steps to grow my portfolio, but my inexperience is limiting my vision.

But what kept me going full speed and "obsessed" was my vision of having my little money-making RE empire.

Overall, the whole property needs some serious TLC and about 10 new tenants.When talking to the owner, he suggested that he would evict the HUD tenant based on property damage, and raise all rent to $700 before he sold because he knows it's too low (to me this screams turnover and lost income... though I don't think it would take long to fill it back up due to demand, but lots of time, energy and $$ to get them up to standard).Overall, I do believe my vision would work... fixing it up, only allowing qualified tenants, and making it a nicer apartment in the community (I think we could get $750).
