So much demand is driven off of school quality! 

I keep this data so when I pull a new list, I don't mail to these people anymore.  

I am open to any suggestions or advice, but please back your advice up with data like response rates etc.

It shouldn't be difficult to come up with a number.On the heating data, was that an average over several years or just last year?

I wouldn't buy incoming website leads from another company.I would buy leads that include data like "absentee owner" or "out-of-state owner" or 55+ years old owners, etc.

Welcome to the site @Ike IgieborReal Estate Agents have access to that type of data and there are also some websites that will sell it to you.

It's not the best info, but if you were ever questioned about the value it is 3rd party data. 

What data sources can i use to determine this?
