They are all nuts and sadly they will screw you if they sense weakness You could fix them up great and put fine finishes on the units only to find a year later they are trashed out and full of roaches .

Your plan looks viable, but I would be mindful of a few things:One of the weaknesses of the BRRRR strategy is that getting your equity out isn't always as easy as it's presented to be, especially now when lenders are on edge and being somewhat picky.
