It may be to costly to buy transport and set up a MH.

I have references, tools, reliable transportation(and a drivers license) and time to take on your rental maintenance or your small flip!

I.E. job growth, transportation, property taxes, strength of rental market, city services etc...For instance, If you @JoeVillenueve were to start looking at the Phoenix market (or any market you knew nothing about) where would you start to determine whether or not you do a 30, 60, 90, 180 day deep dive?

The downside to East Elmhurst and northern Jackson Heights is lack of transportation.

Location is not inherently bad if you get the right value on the property and have the right expectation for the property and its tenants.Being close to a highway is good for some tenants (transportation ease) and bad for others (noise, view).

The typical width for a double wide is 28' x (your choice) this is because they are transported by semi truck, anything wider requires special transport i.e. wide load chaser cars and longer transport and setting because they exceed average street/highway widths.

Also, Bakersfield has increased value year over year, and currently is diversifying its careers paths from oil and ag to transportation and logistics as well as our staples.  

I think the difficult part is building a large enough home while still making it easily transportable.
