For example, I could spend 24/7 sitting at a property watching for thieves in order to save $30/month on an alarm system, but I think we both agree that isn't a financial prudent situation.Likewise, I could spend 40 hours painting a house in order to save $15/hour in contractor costs ($600), but given that I could instead use half that time to find another deal (that would likely net me $20K), I'm pretty sure doing that work myself isn't financially prudent either. You put the most money in your pocket by focusing on the tasks that generate the most money.

Amongst, the fact that the tenant called the police on my realtor and screamed for her to get off his property, yes where I live also, and said he was having the sale assigned to someone else, it seems that the alarm was a house alarm system as someone is under house arrest.Just wondering if this gives me more legal rights as I live there and was not informed, or if this gives my tenant EVEN more rights?

I'd finish off painting the porch, steps and all trim the same white as the house. And if the roof is worn out, replace it with black Architectural shingles.A white and black theme with a new black mailbox to the left of the door with black house numbers above it.Add a light to the porch ceiling and paint the front door dark bottle green. Then alarm it and put an Alarm sign in the front yard (in a very visible place). That would be my curb appeal for the front.Good Luck!
