My question is how do you log a cash out refinance on a property like the one I referenced.I had him log under the property, the actual cost (split land-building),  capital improvements(which includes closing costs from cashout refi), accumulated depreciation, loan costs that gets amortised over the life of the loan, and setup an escrow account that all the prepaid taxes and insurance went.

My experience with the low end rentals, is most don't have a bank account, they use prepaid debit cards and mostly cash.

If I am not mistaken, the fee for using a debit or credit card is more like 2.9% plus 30 cents per transaction.

When we go to a Resturant we give our Debit/Credit Card to the waitress, and it's not unheard of when one of them gets the info and starts buying products online.

that is common with fha. pre-paids are quite high. what is realy ridiculous to me is this is even if you try to do a streamline fha refi with even perfect credit.

There are lots of reasons to not accept pre-paid rent, but I have to admit, that's a new one to me.The rent isn't really your money until it's due.
